The couple were experiencing health issues and wanted to sell as soon as possible. The situation was urgent and the couple preferred not to negotiate. We understood that we only had one chance to visit the property and one chance to offer our best and final price. Once the couple heard our offer, they agreed. Much to the couple’s delight, we were able to close immediately without issue.

Prospect Group reached out to a homeowner whose property was on the fast track of being foreclosed on. The foreclosure date was only 2 weeks away. The homeowner agreed to meet with the Prospect Group Investor. During the initial meeting, the seller was hesitant to show the property, because she was embarrassed by the dire conditions of her home. The property was in a bad shape, it had a leaking roof, broken windows, missing doors and cracks in the walls. Prospect Group successfully postponed the original foreclosure date for 45 days. During those 45 days, the seller was still uncertain about selling her property. She had raised her family in that house and could not believe she was losing her home. We respected the sensitivity of the situation and allowed her space to rethink her decision. Shortly after, she had made the decision to sell and expressed that Prospect Group was the only investor who sincerely cared about her situation without engaging in the common practice of scare tactics.

Prospect Group reached out to an elderly couple whose health was deteriorating quickly. They had fallen behind on their mortgage and homeowner association fees. Their home was located in a senior community with assisted living. Prospect Group tried every angle to save their property. We contacted the HOA on behalf of the owners and tried to renegotiate the amount that was overdue. We also contacted the lender and got their foreclosure date postponed. The bank didn’t grant them a loan modification because of insufficient income, since social security was their only source of income. The foreclosing bank granted the homeowners 30 days to close escrow with Prospect Group. We closed much faster. We offered the homeowners an additional 3 months to stay in possession of their home, rent free, after the close of escrow. The homeowners couldn’t find a place to move to even after the grace period was over. We kindly suggested the homeowners to allow us the chance to let their daughters, who lived out of state, know the situation their parents were in. Within three weeks of informing their daughters, the homeowners found a new home and reunited with their daughters in Texas.

Prospect Group reached out to a property owner who recently inherited her childhood property. Unfortunately, the she did not have use for the property as it wasn’t located in an inconvenient location. She also stated that she didn’t want to manage this property at that time, so hearing from our Investor was a pleasant surprise to her. After a few calls and occasional follow ups, the property owner agreed to schedule a meeting with our Investor. During the meeting, the property owner expressed her desire to sell and gave us more insight about her situation and made it clear that she wanted the selling process to be fast, smooth, and allow some flexibility. The property owner was planning a European trip in the midst of our conversations and we gladly accommodated for her schedule and made the process easy for her. We followed up with the homeowner multiple times, envisioning an incredible project in an excellent neighborhood. The property owner wanted more time before she finalized her decision. We continued following up respectfully and the property owner appreciated our flexibility. We gave the property owner as much time as she needed before she made the final decision to close. The property owner was relieved that she was able to sell, the property she had grown up in, on her own terms. Our team made sure to provide her all the time she needed and when the time was right, we made the closing process fast and easy.
